There is much more to selling a property than just simply listing it the Multiple Listing Service (MLS). Your Realtor should be your partner and advocate through the entire process. You want someone on your side, who can offer knowledgeable advice on how to prepare your property for sale and provide an accurate assessment of the current market. Once your property is listed, it is your Realtor who is responsible for aggressively marketing your property. Many homeowners think the hardest part of selling a property is getting an offer, but the real work begins after an offer is accepted. Having experience and knowledge in navigating lending terms will ensure you have a qualified buyer, negotiating through home inspection, and clearly understanding the appraisal process are all hurdles you may encounter. There is no substitute for a Realtor with the experience to overcome these hurdles and get the deal to the closing table on time.
We recommend anyone interested in selling their home ask some of the following questions:
- Who can and will do the best job marketing my property?
- Who will provide and is able to provide the highest level of service and support?
- Who will be attentive to my concerns and work hard for me?
- If your property is unique in nature such as a farm property, ranch, or lakefront home you may want to ask.....Who best understands this type of property?
At Grace Golden Country Homes We Know How to Market Real Estate
Grace Golden, broker/owner of Grace Golden Country Homes has over 30 years of marketing experience, she knows what it takes to sell and market your property. Through aggressive internet marketing Grace has worked with buyers from all over the world and, in contrast, through community involvement and volunteer work Grace has a great network of local buyers as well.
The internet has revolutionized real estate sales. To be successful in this market you need to build and maintain an expanding network of information on the web that finds buyers as they begin their property search. A recent study by the National Association of Realtors found that 88% of people start their property search on the web.
Internet Marketing
Aggressive internet marketing is where our marketing plan for you begins. The Grace Golden Country Homes website is the most significant part of the marketing plan. One of the most dynamic, interactive websites in the Pagosa Springs area it captures buyers as soon as they begin their real estate search.
Once your property is listed on the MLS it will show up as a featured listing on our website. In addition to that, your home is featured on several national real estate websites such as Realtor.com, Zillow, Trulia, and more! We also understand that unique properties require special marketing and attention so in addition to the residential real estate websites your property may be advertised on Land and Farm (which feeds out to several hundred additional websites) Antique home websites, Bed and Breakfast websites.....the list goes on! We also expand our online resources and reach by utilizing social media platforms such as Facebook, Instagram, Twitter, Linkedin, and Pinterest. We also regularly send new listings, newsletters, and market updates to our email list.
Print Media Advertising
Our internet marketing is complemented by a local or target marketed print campaign. Specific print magazines may be chosen depending on the uniqueness of your property or something as simple as the local newspaper to help reach new buyers. All print media includes the Grace Golden Country Homes website address which drives more buyers to our internet marketing and helps to integrate print advertising with our overall marketing strategies.
Photography, Drone Photography, Video Photography
With thousands of properties at potential buyer's fingertips, it is important to make a great first impression and stand out. The ideal photographs not only capture the buyer's attention but help picture them drinking coffee on the patio or playing ball with their dog in the yard. Photos should capture the dream as well as the property. Statistically, properties sell faster with great photos. Photos will also be changed out for new ones if your home is listed through the changing seasons. For larger properties, drone photos capture the layout of the land and great views. Video photography is also available to help the property come to life!
Customized Mailing Campaigns, Yard Signs, and Fliers
After listing with Grace Golden Country Homes, customized postcards will be mailed to attract the local buyers or to get the word out to family and friends who may be looking that a home in the neighborhood has gone on the market. Colorful flyers highlighting all the wonderful features of your home will be available at listing appointments for drive by clients in flier boxes on our yard signs.
Additional Ways We May Promote Your Property
Open houses can be a great way to stimulate interest in your home especially in a mountain town where tourists may be interested in a second home. Open house signs, as well as advertising in the local papers, are great ways to get the word out.
The most important aspect of any Realtor, the client relationship is communication, customer service, and attentiveness. At Grace Golden Country Homes we pride ourselves on personalizing your service and constant communication with our clients. The greatest compliment we receive is when our clients tell us they feel as if they are our only client!!
Here Is What Some of Our Clients Have To Say
My husband and I owned a 1840's Greek revival farmhouse with barns on 43 acres. The local realtors came out and did a 10 minutes walk through of our home and said they could sell it next week for $500,00 to $550,000. They never looked at the barns, the resort style back yard with the outdoor shower, custom grill, kitchen and sauna, etc. They also neglected to consider that there was not only fresh water running through the back edge of the property, but water and electric to several fields which were producing hay. Sadly we felt disappointed knowing how much money we had put into our home over the 20 years we were blessed to be the caretakers.
Grace Golden came out and immediately (in her muck boots) walked all 43 acres in damp near freezing weather, then surveyed the barn and asked about water and power, structural integrity for equipment and stalls. When she was satisfied with the land and barn value she asked to see the house.
Needless to say, Grace did the job required to sell a unique property like ours. We sold for $700,000 and it appraised accordingly.
I would trust Grace to do as good a job on any property I own and truly appreciated her hard work, honesty and integrity throughout the process. D. Copeland
I had my farm on the market several times before I hired Grace, but she did such a phenomenal job that we got an offer we were afraid the house would not even appraise for. Fortunately we made it! I sold my house for top dollar. She is hard working and is a make it happen realtor. J.Mitchell
